Build-to-Rent/PRS Operator of the Year

The category is open to companies that manage build-to-rent facility created either under Permitted Development Rights or New Build. To enter you must manage properties specifically designed for rental, with extensive tenant amenities, professional and extensive tenant services and a demonstrable PRS brand.

What the judges want to see:

  • A strong PRS brand, either by owner/operator, operator-only or white-label for an owner/investor 
  • Highest standards of tenant interaction and customer services, including robust communication and reporting systems, quality control and demonstrable ‘can do’ attitude
  • A brand driven lettings platform to drive electronic marketing and lettings process via innovative online tools
  • Robust PRS management platform that covers all accounting, financial reporting, operational and internal management matters
  • Strong facilities management capability, including building and asset management  platforms, robust lifecycle and supply chain management
  •  Evidence of strong client focus and positive client feedback  –  for instance via testimonials, case studies or media coverage
  • A brief summary outlining why you feel you should win the award


Commercial Property Manager of the Year

Exceptional commercial property managers add value to clients’ assets through maintaining their liabilities and costs, providing operational excellence and continually improving efficiencies of properties with complex needs.  The entry is open to all property managers companies (or teams within agencies) across the commercial sector - office, industrial, retail and leisure - that excel in property management services across single and multi-occupier sites.

What the judges want to see:

  • Demonstrable commitment to the highest standards in management of complex sites with  specific infrastructure or occupier needs
  • Demonstrable ability to generate maximum returns to owners, occupiers and investors from properties under management
  • Impeccable financial management:  timely collection of rent, service charge reconciliation and accurate budget setting
  • High attention to detail in all aspects of health & safety, legal and regulatory obligations
  • Evidence of strong client focus and positive client feedback –  for instance via testimonials, case studies or media coverage
  • A brief summary outlining why you feel you should win the award

Employer of the Year

The award will go to a company that has created the employee strategy that best attracts and retains talent, and fosters collaborative and inclusive culture that translates into commercial success. The entry is open to all property managing companies (or teams) that consistently invest in people, create initiatives for professional development and lead with people-centred ethics.

What the judges want to see:

  • Evidence of effective recruitment and retention strategies, employee development programmes and ongoing investment in talent
  • Ability to demonstrate the positive impact staff development schemes have had on commercial performance
  • Examples of strong leaderships and how it helps with developing talent
  • Specific strategies that encourage employee loyalty, engagement and performance
  • Evidence of  investment in people  –  for instance via testimonials, specific employee initiatives or media coverage

Innovator/Systems Provider of the Year

The award is aimed at companies that are using innovation to support the property management sector. Putting innovation at the heart of what they are doing, they are a real game changer in how services are delivered. They may be technology companies, but not necessarily so; the most important thing is that they are challenging the status quo and offering truly innovative solutions to the sector’s challenges.

Mixed-use Manager/Operator of the Year

While mixed-use traditionally meant residential above retail, the term is now much more diverse. It could be a retail-led development with attached residential, or an office tower with leisure facilities and public realm, or a combination of all of them. It could include co-living, co-working and the emerging trends of integrated, more flexible uses. 

For this award, we are seeking entries from both a new wave of specialist mixed-use operators and established commercial and residential property managers diversifying into mixed-use. Whatever your structure, the most important thing is that you provide the same quality of service expected of traditional property managers while developing new skills and areas of expertise that a complex and dynamic mixed-use environment requires.

  • Evidence of innovation and areas of expertise developed in order to adapt to a more complex mix-use environment

Professional Services Team of the Year

We are seeking entries from lawyers, auditors, accountants, insurers, surveyors, administrators and building consultants across all areas of property management. Outstanding property advisors possess an in-depth expertise and ability in their area to ensure that clients receive the best possible advice, support, and guidance. The award is open to in-house teams or stand-alone businesses.

  • Demonstrable evidence of strong judgement and tenacity in all matters in your expert area

  • An outline of the range of professional work you do and specialist areas you have developed

  • Evidence of strong client focus and positive client feedback –  for instance via testimonials, case studies or media coverage

  • A brief summary outlining why you feel you should win the award


Property Management Customer Services Team of the Year

This award will recognise outstanding customer services teams across both residential and commercial real estate. The entry is open to exceptional teams at the frontline of property management that go the extra mile in delivering a consistently high level of service to their clients across all aspects of management of buildings irrespective of their size or use.

Residential Property Manager of the Year

The category is aimed at outstanding residential property managers involved in a range of activities that ensure smooth running and operational efficiency of properties under management. The entry is open to all property managers - whether a stand-alone business or an arm of a building surveyor or real estate agent - with a proven track record of excellence and  demonstrable value to clients. You will manage more than one residential building, and these can range from blocks, estates to portfolios of properties.

Unsung Hero Award

The award will go to an outstanding individual on the frontline of delivery, whose voice may not be often heard or who may often not be seen. From chefs, gardeners, cleaners, concierges, receptionists and other frontline staff, this accolade is for an exceptional colleague who goes an extra mile to make properties a better place.

Young Property Manager of the Year (individual under the age of 40)

Outstanding young property managers are led by tenacity and commitment, and excel at building rapport with colleagues and clients alike. The leaders of the future will have made a fast impact in their workspace and have been recognised for their superlative business acumen, entrepreneurial spirit and interpersonal skills.  All property management companies (or teams) are encouraged to nominate young colleagues (under the age of 40) who they believe deserve this special acknowledgment.
